WHAT YOU NEED TO KNOW:
Applications that come in after 5:00 p.m. Monday-Thursday will be reviewed the following day. Applications that come in after 5:00 p.m. on Friday will be reviewed the following business day.
Please be prepared to pay the application fee as outlined in the property listing. In addition to this rental application, you will also be required to provide copies of the most recent last two pay stubs and/or all proof of any income (for each applicant)
To complete this rental application, you must be prepared to provide 3 years of residential history as well as contact information for your rental references. You will also be asked to provide information on your monthly income, and please note that most properties require that applicant combined net income is at least two (2) times the monthly rent amount.
All residents that are over the age of 18 must submit a rental application.
MAXIMUM Occupancy: 2 people per bedroom plus 1. Example: Maximum occupancy for a 3 bedroom home will be 7 people.
***People is defined as any human being (adult and or child)
*The following animals are prohibited: (MAX 2 dogs & 2 Cats) Double deposit required!
*Any dog breed with a known history of violent & vicious natures (Rottweiler, Pit Bulls, Doberman Pinschers, Chow Chow, Bullmastiffs, Akita, and Wolf Hybrids)
*No fish, turtles, or any animal requiring a water filled tank
*Poisonous Animals (not limited to snakes and spiders)
*non-domesticated animals
MINIMUM CRITERIA
INCOME:
• INCOME NEEDS TO BE AT LEAST 2 TIMES THE RENT ON MOST PROPERTIES
• VERIFIABLE SOURCE OF INCOME OR EMPLOYMENT
• SAME SOURCE OF INCOME OR EMPLOYMENT FOR A MINIMUM OF 12 MONTHS
• IF SELF EMPLOYED WILL HAVE TO PROVIDE LAST TWO YEARS OF TAX RETURNS
RENTAL HISTORY:
• RESIDE AT CURRENT ADDRESS FOR A MINIMUM OF 12 MONTHS
• MUST PROVIDE VERIFIABLE PROOF OF CURRENT AND AT LEAST ONE PAST TENANCY
• GAVE PROPER NOTICE TO LANDLORD
• NO PRIOR EVICTIONS WITHIN THE LAST 10 YEARS AND MUST BE PAID IN FULL
• NO NOTICES OF ANY KIND REGARDING A VIOLATION OF A PREVIOUS RENTAL AGREEMENT
• NO BALANCES DUE TO ANY CURRENT OR PAST LANDLORD
• HOMEOWNERS MUST PROVIDE VERIFIABLE PROOF OF OWNERSHIP
CREDIT/MISCELANOUS:
• NO LEINS OR GARNISHMENTS AGAINST APPLICANT (EXEMPT: CHILD SUPPORT OR ALIMONY)
• NO ACCOUNTS IN COLLECTION (EXEMPT: MEDICAL BILLS) EXEPTION: PROOF OF PAY OFF OR PAYMENT PLAN IN PLACE.
• ABLE TO MOVE IN WITHIN 14 DAYS UPON APPROVAL
• FILLS OUT APPLICATION COMPLETELY AND TRUTHFULLY
• ABLE TO VERIFY ALL ABOVE CRITERIA
• PETLESS, OR OWNS A PET AND IS ABLE TO PROVIDE PROOF OF LICENSE, TAGS, SHOTS, REFERENCES AND INSURANCE
OPTIONAL CRITERIA:
ABLE TO PAY ADDITIONAL DEPOSIT (Not above maximum permitted by law)
GUARANTOR:
• INCOME NEEDS TO BE AT LEAST 5 TIMES THE RENT.
• VERIFIABLE SOURCE OF INCOME OR EMPLOYMENT
• SAME SOURCE OF INCOME OR EMPLOYMENT FOR A MINIMUM OF 24 MONTHS
• IF SELF EMPLOYED WILL HAVE TO PROVIDE LAST THREE YEARS OF TAX RETURNS
• NO BANKRUPCIES IN THE LAST 10 YEARS
